For Sale By Owner (FSBO) FAQs

  • As a title insurance agent, we conduct a thorough search of the property’s title history, resolve any errors, issue title insurance policies, and facilitate the closing process to ensure all legal and financial obligations are met for the transfer of property.

  • While we don’t directly negotiate real estate contracts, we can provide valuable support during the FSBO process. Our role is to facilitate the closing, ensure clear title, and provide title insurance. For contract negotiations, we recommend that you consult an attorney or real estate agent who can represent your interests and guide you through the negotiation process. However, we can review the terms related to title and closing to ensure they are in your best interest and align with standard practices.

  • As a title insurance agent, we typically do not provide real estate contracts. However, we can offer a basic template that tells you the information we need to start the process. We can also provide recommendations to resources and professionals who can provide you with a standard contract or help you draft a customized agreement that suits your specific situation.

  • Yes, you can sell your property even with an existing mortgage. The proceeds from the sale will typically be used to pay off the mortgage at closing so the title can be transferred free and clear of financial debt to the buyer.

  • Selling FSBO depends on your comfort level, experience, and the amount of time and effort you can dedicate to the selling process. While selling your own home may save commission-related costs; a professional real estate agent brings expertise in market analysis, pricing, negotiations, and marketing, which can help sell your home faster and for a potentially higher price. They also help you navigate the complexities of a real estate transaction, which can be particularly beneficial during the closing process.

Contact NFAAT today for expert guidance and support throughout the FSBO process.
